When you’re ready to venture out, Saugerties offers a delightful mix of local charm with unique shops, dining, and culture downtown, along with easy access to the Catskills and Hudson River for hiking, kayaking, and more.

To access the property, follow the instructions sent in our pre-arrival message a few days before check-in. Should you have any issues, please send us a message.

Check-in Time

Check-in time is 4:00 PM. We can sometimes arrange an early check-in, so please contact us if you plan to arrive early and we'll do our best to accommodate you (unfortunately, we cannot promise this). If you are arriving early, refer to the “local area guide” section and be sure to pick up any groceries or supplies on the way.

 Saugerties is a small hamlet located in Ulster County, New York. It is situated in the Hudson Valley region, which is known for its beautiful scenery, outdoor recreational opportunities, and rich history.  Saugerties is a popular tourist destination for those looking to experience the natural beauty and laid-back atmosphere of the Hudson Valley.

Cell service with the major carriers (AT&T, Verizon) is typically pretty good, but feel free to connect to the WiFi and enable WiFi calling.

Water

The water is safe to drink! The house uses a filtered well water system, with an additional filter by the kitchen sink.

Here’s what we recommend:

• Use the bottle by the faucet to collect water and fill the Brita filter.

• Use the filtered water for the coffee maker, tea kettle, and to refill the bottles in the fridge.

Kitchen

  • The stove top is electric with glass. Find the cleaner for the glass under the sink. There are indicator lights indicating ELEMENT ON or HOT SURFACE.

  • The oven is electric. Press BAKE or BROIL, and then use the arrow key to raise or lower the temperature. The oven will then move into PREHEAT automatically. Press OFF to turn off the oven. Occasionally, the oven makes a buzzing sound; to stop the sound, just press the door to make sure that it is fully closed.

Kitchen Island Precautions - Please Do Not Cut Directly on Island

Please do not cut directly on the kitchen island to avoid scratches or damage. Always use a cutting board.

Avoid placing hot pots and pans directly on the wood surface, as this can cause burns or discoloration. Use potholders or trivets under warm items.

Septic & Plumbing

Our home utilizes a septic system, so we kindly ask that you be mindful of what goes down the drains and toilets. Please dispose of feminine products, wipes, and other paper goods in the waste bins provided, and be mindful of toilet paper usage. This helps prevent clogs and blockages, avoiding unpleasant situations and additional fees. Thank you for your thoughtfulness.

Sink Drain Tip:

If the sink drains slowly, there may be air trapped in the pipe. Try carefully pouring a bit of boiling water down the drain — this usually helps. If it doesn't, feel free to reach out.

Bose Bluetooth

The Bose Speaker doesn't need to be connected to the wifi. This is just via Bluetooth
Please make sure the speaker is on to be able to connect.

Bose SoundTouch System

Enjoy music in the dining and living rooms with the Bose SoundTouch system.

To Connect via Bluetooth:

1. Download and open the SoundTouch App.

2. Go to Menu ☰ > Settings > Speaker Settings.

3. Select your product.

4. From the Speaker Details screen, tap Bluetooth.

5. Tap Connect New Device.

6. Follow the prompts to pair your device.

Panasonic Compact Bookshelf Stereo System

To Use the System:

Power On: Press the Power button (main unit or remote).

Select Input: Use the Function button to choose CD, Radio, AUX.

Adjust Volume: Use the Volume dial or remote.

Radio: Use the Tuning buttons to select AM/FM stations.

CD Playback: Insert a CD and press Play.

A/V System

TV Instructions – The Ridge House

The television is set up with streaming services using Roku. The Roku remote turns the TV on/off and adjusts volume. You will prompted to enter a check-out date which will automatically remove any saved streaming channel credentials upon departure.

Bose SoundTouch System

Enjoy music in the dining and living rooms with the Bose SoundTouch system.

To Connect via Bluetooth:

1. Download and open the SoundTouch App.

2. Go to Menu ☰ > Settings > Speaker Settings.

3. Select your product.

4. From the Speaker Details screen, tap Bluetooth.

5. Tap Connect New Device.

6. Follow the prompts to pair your device.

To Use the System:

Extra Linens & Bedding

Extra towels and bedding can be found in the upstairs hall closet.

Trash

• Trash: When the trash bag is full, tie it closed and place it in the black garbage can near the driveway.

Recycling: Place recyclable items (glass, plastic, metal, and paper) in the small bin under the kitchen sink. When it’s full, empty it into the green garbage can near the driveway. Recycling is single-stream, so everything can go into the same green bin.

Important Notes:

• Trash and recycling are collected early Thursday morning (6:30–7:30 a.m.). If needed during your stay, please bring the bins to the end of the driveway Wednesday evening.

• There is no garbage disposal in the kitchen sink or compost. All food waste should go in the trash.

Power Outage

In rare circumstances, your power may go out because of a storm. We are usually notified automatically when this happens, and we will immediately call and report an outage on your behalf. View the local "outage map" here. In our experience, power issues are fixed within a short period (< 4 hours).

Please be aware that water pressure will drop significantly during this time as the well pump will not have power.

Fireplace

The fireplace is fully functional and available for your use. However, it should only be operated by those with prior experience. For your safety and to ensure proper usage, please carefully follow these safety instructions:

  1. Check the Flue: Always ensure the flue is open before starting a fire. This allows smoke to escape through the chimney. The flue handle is on the left, with pull on the outside. Ensure the flue is closed upon departure. (see images below to confirm position)
  2. Use Dry, Seasoned Wood: Only burn dry, seasoned wood to minimize smoke and ensure a clean burn.
  3. Avoid Overloading: Do not overload the fireplace with too much wood. A small, controlled fire is safer and more efficient.
  4. Never Leave Unattended: Never leave the fireplace unattended while a fire is burning. Always extinguish the fire completely before going to bed or leaving the house.
  5. Keep a Safe Distance: Ensure all furniture, decorations, and other flammable items are kept at a safe distance from the fireplace.
  6. Use Fireplace Tools: Always use the provided fireplace tools to adjust logs or handle ashes.

If you are unsure about any part of operating the fireplace, please refrain from using it and reach out to us for assistance.

Swimming Pool

Our refreshing chlorine pool offers a delightful way to beat the heat during your stay - available from Memorial Day to Labor Day. It is not heated for your comfort and enjoyment. This gunite pool is plastered, not tiled. For your safety, please follow these pool rules:

  • No running or rough play around the pool area.
  • No glass containers or food in the pool.
  • Children under 16 must be supervised by an adult at all times.
  • Shower before entering the pool to rinse off lotions and oils.
  • No diving or jumping into the pool.
  • Please keep the gates to the pool closed when not in use.

Note: While we keep the pool clean, leaves and the occasional bug might join the fun. Feel free to use the pool skimmer as needed.

Hot Tub

We're delighted to offer you a 6-seater outdoor hot tub to enhance your stay! When removing the cover, store it vertically against the metal supports to prevent the cover from getting dirty.

To set the temperature to your liking, simply press the "+" or "-" buttons. If you're in the mood for a bubbly experience, just press the Jets button. Once it’s heated up, feel free to unwind and soak away the day's adventures!

Safety and Etiquette
  1. No Diving or Jumping: For everyone's safety, no diving, jumping, or standing on the edge of the hot tub.
  2. Cover When Not in Use: Kindly ensure the cover is put back on and latched in place when the hot tub is not in use to keep the water warm and clean.
  3. Age Restrictions: Children under 16 must be supervised at all times. Infants and toddlers are not allowed in the hot tub.
  4. Shower Before Use: Please rinse off before entering to keep water clean and reduce the need for extra chemicals.
  5. No Glassware: Use plastic cups or provided drinkware—glass can break and create a hazard in and around the hot tub.
  6. Limit Time in the Hot Tub: Please limit your time to 15-20 minutes per session to avoid overheating.
  7. No Food or Alcohol: Avoid food and limit alcohol consumption in the hot tub for safety reasons.
  8. No Soap, Oils, or Lotions: These can damage the hot tub and affect water balance.

Grill / BBQ

There is an outdoor barbeque available for your use. Grill utensils and trays are in the cupboard to the bottom left of the kitchen sink. It's powered by propane. While there should be enough gas for your stay, please confirm once you arrive. If you require a refill, please let us know or exchange the tank at:

How to use the BBQ Grill

Before Grilling:

Fuel Check: Make sure the propane tank feels heavy, indicating enough gas. A full tank weighs 20 lb.

Safety Check: Never grill under a porch, gazebo, or covered area. Use grills only in well-ventilated outdoor spaces away from structures and fire hazards. Monitor the grill closely when in use.

Preheating:

  • Open the lid.
  • Fully open the propane tank valve located on top of the tank.
  • Light the burners individually by turning the burner knobs to light position while pushing the ignitor (like a gas stove). If the ignitor doesn't work due to moisture or dirt, use a long BBQ lighter by inserting into access points on the side of the grill or through the grates to the burners. Be careful with gas buildup – if it doesn't light immediately, turn off the gas and let it dissipate before retrying.
  • Close the lid and preheat for 10-15 minutes.

Grilling and After:

  • Place your food on the preheated grill.
  • Cook according to your desired doneness.
  • When finished, turn off the knobs.
  • Use the provided brush to clean the grates. Scrape off any food debris and stubborn bits.
  • Fully close the tank valve.
  • Close the lid and let the grill cool down.
  • Once cool, cover the grill.

Outdoor Furniture

There is an outdoor dining table on the upper deck and pool deck, chairs, and loungers.

A few asks...

  1. Please no smoking of any kind inside the house.
  2. Please do not play loud music outside after 9 pm as sound can travel and disturb neighbors.
  3. Due to fire risk, please no EV charging.
  4. No Ski/Snowboard equipment inside
  5. No fires are permitted on the property except in the fireplace.

Smoking Policy

Please no smoking of any kind inside the house, including vaping.

Unfortunately, we are unable to host pets.

We understand that sometimes accidents happen! Should you break anything please let us know immediately so we can replace it for the next guest. Thank you!

In case of a fire

  • Exit the property as quickly as possible.
  • Ensure that all persons are accounted for.
  • Dial 911.
  • Fire Extinguishers are located on the upstairs landing and by the entrance door in the kitchen.
  • First Aid Kit is in the glass cupboard in the downstairs bathroom.

For emergency services, call 911. Do not delay if you feel an emergency situation has arisen. State your location as 156 Lauren Tice Rd.

Tick Warning: Explore Wisely!

The Hudson Valley & Catskill region offers fantastic hiking & outdoor adventures, but it's important to be aware of ticks. Here's how to enjoy the outdoors safely:

Before You Hit the Trails:

  • Dress Smart: Wear long pants, long-sleeved shirts, and closed-toe shoes. Tuck your pants into socks for an extra barrier.
  • Repel Ticks: Choose an EPA-registered insect repellent containing DEET (20% or higher for adults, 10% or lower for children) and follow directions carefully.
  • Be Tick-Savvy: Learn about tick habitats and avoid brushing against tall grass and brush where ticks are more common.

While You Hike:

  • Stay on the Path: Sticking to the trail reduces your contact with tick-infested areas.
  • Do Quick Checks: Throughout your hike, take a moment to scan your clothes and exposed skin for ticks.

After Your Adventure:

  • Shower ASAP: A hot shower within 2 hours of being outdoors can help wash away unattached ticks.
  • Full Body Check: Carefully examine yourself, children, and pets for ticks, paying close attention to warm, moist areas.

Check-Out Process

Before your departure, we’d appreciate if you would assist with a few items:

  • Beds: It’s ok to leave beds unmade.
  • Towels: Leave all used towels in a bathroom.
  • Dishes: Please clean up any dirty dishes and start the dishwasher.
  • Trash: Please bag any trash and recyclables, and place them in the garbage bins.
  • Turn Things off: Ensure you turn off the stove, lights, and Mini-split/Window A/C units in bedrooms.
  • Lock-Up: Lock the front door.
  • Furniture: Return furniture to the location found.
